What happens if the tenant doesn’t pay the rent?

Hyman Hill have procedures in place to rapidly deal with such a situation and with the peace of mind of having landlord’s insurance and rent protection options on your property, your rent is protected to a maximum of £2,000 per calendar month for up to six months whilst the case is being dealt with. If you are overseas, Hyman Hill can act on your behalf should the tenant be evicted or your case go to court.

Who do I need to inform that I’m letting my property?

We recommend that you advise your mortgage company, if applicable, to ensure that all clauses of the mortgage arrangement are complied with and permission is sought, if required. It’s also a good idea to take your own meter reading and inform service providers of the tenancy to ensure that neither you, nor the tenant, are paying for non-applicable services.

Do I need additional insurance or will my own household insurance cover it?

Public liability is rarely covered by your own policy and we strongly advise landlords to commence a new insurance schedule for rental properties. How do I stay up to date with safety regulations?

With letting, you must always consider the safety of a tenant within your property. Hyman Hill can arrange, at your request, for the yearly gas safety inspections to be carried out and will ensure that any problems that arise are dealt with. A gas safety certificate will be placed on your file and a copy sent to you. Our lettings staff are fully conversant with updated lettings regulations and can offer advice every step of the way.
