Receipt of Rent

The tenant pays you every month by cheque or standing order. If you have opted for us to manage your property we will obtain cleared funds from the tenant, deduct monthly management costs and pay you by cheque or standing order on a monthly basis.

Arrears

Hyman Hill is not liable for the rent, but in the event of arrears we will act quickly and efficiently.

Termination of Tenancy

You or your tenants may wish to extend the original tenancy for a further term. If so, Hyman Hill will prepare a supplementary agreement defining the length of extension, changes in rent and any amendments.
An experienced negotiator will check the condition and contents against the original inventory, (if applicable), collect all keys and secure the property. Any cost of cleaning or repairs (other than fair wear and tear) will be deducted from the tenants deposit.

OPTION 1:

Introduction
This service includes:
  • If the rental value is up to £795, the introduction fee will be £450 + VAT (17.5%)
  • If the rental value is £800 plus, the introduction fee will be £500 + VAT (17.5%)
  • Arranging & accompanying viewings
  • Referencing interested tenants
  • Draw up Agreement
  • Finding a tenant
  • Negotiation
  • Advertising
  • Check-in

OPTION 2:

Rent Collection
  • This service includes the same as Introduction' option plus:
  • If the rental value is up to £795, the reduced introduction fee will be £350 + VAT (17.5%)
  • If the rental value is £800 plus, the reduced introduction fee will be £450 + VAT (17.5%)
  • Then a monthly charge of 8% + VAT (17.5%) pcm
  • Collecting rent monthly
  • Chasing tenants for any late/non payment of rent

OPTION 3:

Management
  • This service includes the same as 'Rent Collection' option plus:
  • The monthly charge is 10% + VAT (17.5%) pcm
  • No introduction fee payable
  • Property visit / inspection every 3 months
  • Arranging any maintenance works required
  • Advise on rent reviews
  • Serving required notices
  • Extending Tenancy Agreements
  • Check-out

OPTION 4:

Comprehensive Management
  • The monthly charge is 13% + VAT (17.5%) pcm
  • No introduction fee payable
  • This service includes the same as 'Management' option plus:
  • Inclusion of full Rental Protection Insurance

OPTION 5:

Full Management
  • The monthly charge is 15% + VAT (17.5%) pcm
  • No introduction fee payable
  • This service includes the same as 'Comprehensive Management' option plus:
  • Full inventory report using an external independent agency, to include listing of condition of all carpets, any furniture, state of paint, ceilings, wood etc.
